When is a good time to list?
Having sold real estate for the past eight years, and enjoyed a very strong real estate market and endured a very soft one, one question I would always get, regardless of the market is...when is the best time to list your home? A lot of folks don't have the luxury of picking when they list their home. By the time they learn they are moving, its time to list. Truth is, house sell all times of the year. Title companies close property every month of the year. If you are fortunate to have the lead time of a year and can pick the date your house goes on the market, I would suggest very early spring. More homes hit the market in the spring (competition), but more buyers enter the market as well. If you can situate your house at the beginning of this season you are positioned the best, as far as timing. Most properties look better in the spring, with trees and flowers blooming, yards turning green and just a rejuvenating feel spring brings.
The best shot you give your listing to sell is making it look its absolute best and putting a good list price on it. What's a good investment these days?
The question discussed alot now, is "what is a good investment these days?". After the recession hit in 2008, alot of folks were left with a portion of what they once had as far as their wealth. Values had accumulated in their portfolios and the values plumetted in many areas during that year and still in subsequent years. Stocks, retirement funds, real estate, it all took a turn for the worse.
In all this, could there be a silver lining, or a bright light at the end of the tunnel? If you have money to invest and you are asking your friends and family, "what's a good investment?", for my money, there is one right here in Heber Springs and Cleburne County. I believe that opportunity is real estate.
We have an influx of people and money to our area due to the oil and gas play in the Fayetteville Shale. It takes man power to explore, drill, build pipeline, etc. Those folks need places to live. Most are not set on buying, but want to rent. Heber Springs has a rental shortage.
What we do have are lot of properties on the regular market and more and more on the foreclosure market that are looking for buyers (investors). Rates are as low as ever. If you have a down payment, rental property is a good investment right now.
You make your money on an investment when you buy it. You need to be careful not to overpay just because you know you can rent it out. Get a good price. Better yet, use a Realtor to make sure you get the right price.
These house prices aren't going to stay down forever, neither are the rates. People will look back at these times and say, real estate would have been a good investment. Be one of those that can say, "it was".

2011 Cleburne County Fair
The unofficial end of summer has passed with Labor Day weekend behind us. In Cleburne County that means fair time. The Cleburne County Fair opened up yesterday and will run through this Saturday, September 10th. Attractions include booths, exhibits, livestock, horticulture, good food and amusements. Parents, grandparents, take the kids, there is admission up to $3, and always alot of free giveaways.

Happy Labor this weekend, be safe
The Friday before Labor Day has arrived and many travelers from near and far will be visiting this weekend. If the first two holiday weekends are any indication, and they are, this should be a very busy weekend on the water. One thing that will keep the numbers down a bit are two things...dove season and Razorback Football. Still, use caution, good judgement and be safe.
One more thing, a big congrats to the Heber Springs Panthers last night for the big victory over Shiloh Christian 36-17! Go Panthers!

The new Heber Springs Real Estate website kicking off...
This is my first manual blog on my revamped website, which kicked off earlier this month. Right now we have most of the agent websites up and going and hopefully the new Brockre.com will be unleashed next week.
There are many new features, which if you have found my blog, then you probably have noticed a little of what's going on. One I will point out today is the automatic listing notifier tool we have. You can come to my website, search a specific type of property. If you want to be notified of specific type properties as they come on the market, just register yourself and let me know. This will not be spam, but market specific information to help you stay on top the market you are interested in.
